Determining Cost Per Square Foot

Many custom home shoppers want to know, what’s the cost per square foot? It’s very difficult to determine the final cost per square foot when so many factors like the complexity of the home, soils, distance from utilities and roads, and finishes chosen for a home weigh in dramatically on cost per square foot. 

In our neighborhoods, we establish a base price and buyers can then add several custom features to their home. This can establish a considerable savings in cost per square foot.

When we have a custom home, a home buyer comes to us with their ideas, we work with our designers to create either a bid, with budgets for buyer choice items, such as flooring, tile, lighting, and hardware, or we create a cost-plus budget plan. A cost-plus budget plan is a combination of the cost of materials and the cost of construction, plus a certain margin. Cost-plus is a simple way to build a home in which everyone is treated fairly when adjustments are expected along the way.

In order to get the most value out of your custom home build, we construct homes with a functional use of space. For example, we like to have a “bonus” space built over the main floor living area when there is a call for additional square footage.
